ApartmentGenius ("we", "our", or "us") operates the ApartmentGenius website (apartmentgenius.vercel.app) and the ApartmentGenius Chrome Extension. This Privacy Policy explains what information we collect, how we use it, and your rights regarding that information.

1. Information We Collect

Account Information

When you create an account via email or Google Sign-In, we collect your email address, display name, and profile photo URL (if signing in with Google). This information is stored securely in Firebase Authentication.

Listing Data

When you use the extension on supported rental sites (Zillow, Realtor.com, Apartments.com, Trulia, Rent.com, HotPads, Redfin), we extract listing information visible on the page you are viewing, such as the property address, price, bedrooms, bathrooms, and square footage. This data is sent to our servers solely to provide you with neighborhood analysis, price comparisons, and AI-powered insights. We do not store listing data beyond the duration of the request unless you explicitly save a listing to your favorites.

Lease Documents

If you upload a lease PDF for analysis, the document content is sent to our server and processed by an AI model to identify potential issues. We do not retain or store uploaded lease documents after the analysis is complete. Lease content is not shared with third parties.

Usage Data

We track the number of AI-powered feature requests (vibe checks, lease analyses, enrichments) per user for the purpose of enforcing subscription usage limits. We do not track browsing history, pages visited, or any activity outside of direct interactions with ApartmentGenius features.

2. How We Use Your Information

• To provide neighborhood vibe checks, price comparisons, and AI insights for rental listings
• To analyze uploaded lease documents for potential red flags
• To save and manage your favorite listings
• To authenticate your account and manage your subscription
• To enforce usage limits based on your subscription tier

3. Third-Party Services

We use the following third-party services:

• Firebase Authentication — for user account management and secure sign-in
• Google Identity Services — for Google Sign-In via the Chrome extension
• Google Gemini AI — to generate neighborhood analyses, listing insights, and lease reviews
• RentCast API — to retrieve comparable rental price data for price comparisons

These services receive only the minimum data necessary to perform their function. We do not sell, rent, or share your personal information with any other third parties.

4. Data Storage & Security

Authentication tokens are stored locally in Chrome's extension storage (chrome.storage.local) and are never transmitted to third parties. Our backend API is served over HTTPS. We follow industry-standard security practices to protect your data in transit and at rest.

5. Chrome Extension Permissions

The ApartmentGenius Chrome Extension requests the following permissions:

• activeTab — to detect the current rental listing page you are viewing
• tabs — to query the active tab URL and communicate with content scripts
• storage — to store your authentication session locally
• alarms — to schedule background token refresh
• identity — to provide Google Sign-In via Chrome's built-in OAuth flow
• Host permissions — to extract listing data from supported rental sites and communicate with our API

The extension does not collect browsing history, track you across websites, or access any data on sites other than the supported rental platforms listed above.

6. Your Rights

You may:

• Delete your account and all associated data at any time by contacting us
• Clear locally stored data by removing the extension
• Request a copy of your stored personal data

7. Children's Privacy

ApartmentGenius is not intended for use by children under the age of 13. We do not knowingly collect personal information from children under 13.

8. Changes to This Policy

We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated "Last updated" date. Continued use of ApartmentGenius after changes constitutes acceptance of the updated policy.
